The Bar Method saved a total of $21k for their fitness studio remodeling with our Premium Service:

Our Pricing Negotiation service for tenant improvement for The Bar Method, a ballet-based fitness franchise home remodeling

Mandy is a Bar Method instructor who was looking to open her own studio. She did not have any construction experience and wanted an advocate on her side to make sure she properly understood the bids she had received. She already had three contractors in mind she wanted to work with, so we introduced just one more. Though it was unlikely she would hire a BuildZoom contractor, we conducted a full RFP and bid evaluation process on Mandy’s behalf to ensure she was getting the best deal. This is our third project with The Bar Method.

TENANT IMPROVEMENT FOR PINOT’S PALETTE

Our Bid Analysis
Service
for Pinot’s Palette
Bid service
“I can say that during the time I’ve handled franchisees during the build-out process, there is a LOT that needs to be done and overseen to make it a seamless process from permitting up through handing you the keys. So far BuildZoom is the only service I’ve run into that tries to make that process simpler, more efficient and more informative for the franchise so you can make the most informed decision on who to trust with building your studio.” - Stacey

Budget: $200k

Location: San Bruno, CA

Scope: Tenant improvement for Pinot’s Palette, a sip n’ stroke franchise.

Saving: $5k

Highlighted Point:
Bid Analysis. The low bid came in $60k lower than the other bids, but excluded much of the required scope. BuildZoom uncovered the scope, which added $57k to the pricing, but the owner was able to know that and secure the proper loan amount before signing the contract.

Stacey wanted to open her own Pinot’s Palette franchise but wasn't sure how to compare proposals and select the right contractor. BuildZoom introduced her to five contractors to help fulfill her franchise’s bidding requirements.
The lowest bidder came in at $148k and she was ready to hire them. When BuildZoom ran an analysis of the proposal, we found that the contractor had omitted many elements in the scope of work, including light fixtures, plumbing fixtures, and finish materials & labor — which lowered the proposal total. After adding the previously omitted items, the bid increased to $205k. It’s never fun to see the bill go up, but Stacey appreciated knowing up-front what the additional costs would be, instead of discovering them after signing the contract or during construction.
After permits were submitted to the city, scope was added and the drawings were modified to add Department of Health requirements. We negotiated with the low bidder to include the additional scope at no cost (a $5k value).

Homeless Action Center Oakland Offices

Budget: $1M

Location: Oakland, CA

Scope: Warehouse renovation for office space

Highlighted Point:

RFP Process. Worked with contractors to turn around detailed proposals in three weeks after the client had been waiting on a bid from her contractor for six months.

The facilities manager was tasked with hiring a contractor for office renovations for the Homeless Action Center. While she is very familiar with facilities management, she wasn't sure how best to get started.

Before BuildZoom, she had been working with one contractor to price the project. That contractor had been working on pricing for six months with little to no updates. BuildZoom introduced to her three contractors who were excited to bid on her project, then began a formalized RFP (Request for Proposal) process. All three contractors provided detailed bids within three weeks of receiving the drawings and bid documents — even before the original contractor submitted his proposal. When the incumbent contractor finally sent an estimate, it was higher than two of the three BuildZoom contractors.

Afterward, BuildZoom helped analyze all four bids (including the original contractor), address exclusions in the proposals, and ensure an apples-to-apples comparison.
